EIFS Inspections

   Since you're reading this, chances are that you are planning on having an EIFS system installed or there is an existing one on a building you own or may be purchasing.

If you are planning to have an EIFS system installed, the best advice I can give you is to have the installation inspected by a certified EIFS inspector PRIOR to each and every phase of the installation beginning.  The majority of installations are done wrong... even the "prettiest" installations... even the most expensive installations... even the installations done by the most experienced installers.

It is so much easier and less expensive to do it right the first time and the reality is that most mistakes never get corrected until so much damage has occured, that it must all be removed and the structure undergo major repair.

Another factor to consider is that there are lending instutions that refuse to finance or refinance a home with an EIFS system that has been installed contrary to certain installation techniques. It's unfortunate, but almost all residential EIFS systems are installed using this undesriable technique.

If you have an EIFS system on your home, it's important to have it inspected annually, to ensure that the repairs and maintenance are up to date to keep the systems operating optimally.

For those that are considering purchasing a building with an existing EIFS system installed, the smartest thing you can do is have the system inspected before you buy the property. This way you will know what you are buying and not end up owning... somebody else's "nightmare."

Finally, regardless of where you live or whom you choose to inspect your EIFS system, please make sure you use a Certified EIFS Inspector. Those that carry the EDI Certified EIFS Inspector certification are considered by most in the industry to be the best trained and qualified.
